Renting a new-build private-sector home in Rotterdam
Looking for a new-build home in the Dutch free rental sector? Compare each landlord’s eligibility criteria, additional charges and contract terms alongside the basic rent.

Check the rental category
One development can include both regulated middle-rent and free-sector homes, as Zuiderhof does. Check the category of the individual property. Housing points and the contract’s start date matter; today’s advertised rent alone does not tell the full story. Free-sector renting does not mean that no rental rules apply.
Calculate the full monthly cost
Ask which income and household documents are required and how a second income is assessed. Budget for service charges, heating, electricity and any parking costs. Also check the deposit, finishing specification and expected handover. Consult the official property selector for current conditions; a project page does not prove availability.
Check before deciding
- Check eligibility for your household.
- Request a complete monthly cost breakdown.
- Read the contract before committing.
Official sources
Independent guidance. A project mention does not confirm availability; the original provider manages supply and terms.
