Choosing an architect in Rotterdam
Looking for an architect for a renovation, new home or business premises? Start with the brief: which spaces need to work better, what should remain and what overall budget is realistic? An attractive portfolio matters most when it includes projects comparable to yours.

Check registration and relevant experience
Architect is a protected professional title in the Netherlands. Check the individual behind the practice in the Architectenregister and ask who will actually lead your project. The search term bouwkundig architect does not itself define the services included. Discuss design, technical documentation and construction support separately. The BNA directory lets you search by location, but only covers member practices.
Compare the same scope
Give prospective practices the same written brief. Ask which drawings, meetings and design revisions are included, and which consultants are charged separately. Registered architects have disclosure duties concerning matters such as expertise and available professional-liability insurance cover. Agree who handles Rotterdam's permit check: having a design does not automatically mean you have permission to build.
Check before deciding
- Collect existing plans, priorities and examples of similar projects.
- Compare included services and exclusions, not just fees.
- Record the main contact, decision points and next steps.
