New-build homes for families
A family home should work for changing routines as well as today’s needs. Look beyond bedroom numbers and examine the connection between home, school, childcare and outdoor space.

Compare home and neighbourhood together
The municipality describes Nieuw Kralingen as a developing neighbourhood with room for families. Zuiderhof shows that single-family homes can also form part of a rental development. Neither establishes current availability. For each listing, examine storage, stairs, the floor plan and whether someone can work quietly at home.
Test everyday life
Walk or cycle likely routes to facilities, and ask schools or childcare providers directly about their options. A planned facility does not guarantee a place. Check garden orientation, privacy, play space and construction traffic during later phases. Consider how the home will work as children grow or a household member becomes temporarily less mobile.
Check before deciding
- Map out an ordinary school day.
- Check bicycle and pushchair storage.
- Ask about neighbouring construction phases.
